Occupancy rates can play a huge factor for an investment property. We want to make sure that you find the best tenant that will stay a while. This fee covers all advertising costs, credit and background checks, and income verification, open houses and showing to ensure we have a quality tenant.
As part of the releasing process, we run a current market analysis to determine current rates, negotiate with the tenant to increase rent if possible, and prepare documentation for another profitable year.
We offer free annual inspections as well as quarterly drive-by's. No more managers never putting eyes on your property and being surprised by issues.
There is no charge for properties that are not filled or removed from marketing. We are only paid when you are paid. We are in this together and want you to feel comfortable that our goals will always align, and that is to make you the most money possible.
Each of our clients will have free access to a handful of monthly and yearly statements at any time. As well as a year end 1099's coupled with a Schedule-E that breaks down income and expenses.

Most vacation rental management companies charge between 25%-30% per month. That can end up with fees between $1000-$1800 per month in the summer months. We charge a flat fee saving you thousands a year! If you prefer a percentage please let us know.
